Blue Sky Home Inspections
Hebron, Texas

Purchasing a home is one of the most challenging and high stakes decisions you will make during your life. There are so many elements to consider… what are the features everyone is looking for in your home? How does the school district rank? What activities are nearby?  It can be an overwhelming, energizing, intense, nerve-racking and exciting time. In order to make sure that you make the best possible decision it is time to select your Home Inspector in order to better understand the role that your Home Inspector plays in the home buying decision.

Hebron, Texas
Hebron was namesake was from the biblical city of Hebron and occupied the old Bridges Settlement area. After getting a Post Office in 1890 Hebron was poised for growth when the railroad was built in 1902. The neighboring cities of Plano & Carrollton had aggressive annexation policies during the 1970’s and 1980’s so Hebron was very limited in its growth due to it’s much larger and well-resourced city neighbors. There were plans at one point for Hebron to disappear as a city all together however current city leaders are reversing that direction. With a land area of 1.3 square miles approximately 271 households call Hebron home. Hebron is served by the Lewisville ISD and Hebron High School resides in Carrollton Texas.

The Responsibilities of Your Home Inspector
Your Home Inspector should only work for one person… You. While every Home Inspector should have earned the respect of the Agents in your area the Agent is not the customer. To best demonstratethis point the Texas Real Estate Commission (TREC) communicates to Home Inspectors that the final report is to only be sent to the Home Buyer and no one else. The Home Buyer can then forward it on to whomever they choose. When selecting a Home Inspector it is imperative to understand what their values are and at Blue Sky Home Inspections, we have four Core Values that guide every decision we make and every action we take, and they are:

Protect the Client.
Our client is making one of the most important decisions in their life. We use our training and expertise to keep our clients and their loved ones safe, both physically and financially.
Be Independent.
We pledge to always be the “Voice of the House” and evaluate it an unbiased manner. We must be an independent third party who our client can depend on to “tell it like it is”.
Be Diligent & Disciplined.
The success of our clients, our business and our profession are based on a diligent and disciplined approach to the inspection of a home’s complex systems. We must remain vigilant to our standards of practice and routines.
Share What You Know.
As an expert in the home sciences, we have a responsibility to share that knowledge with others. We help our clients better understand their new home.

What Is A Home Inspection?
Texas has the very high standards for home inspections in order to protect home buyers and to add to the virtue of the home procurement process in Texas. TREC has described home inspections as “An inspection addresses only those components and conditions that are present, visible, and accessible at the time of the inspection”. The Home Inspection preface in standardized reporting form, REI 7-5, goes on to describe the need to control the breadth of the home inspection to control costs. If home inspections liability and cope were not limited costs would sky rocket. A fully exhaustive and complete home inspection would easily cost more than $5,000as Licensed Electricians, Licensed HVAC, Licensed Plumbers, Foundation contractors, Landscapers and others would be needed to conduct exhaustive testing. The TREC Preamble (see link below) provides a very clear sense of what is and what isn’t included in a home inspection in Hebron, Texas.
